Why we built it
The best land deals rarely reach a listing. They sit in plain sight — a parcel assessed far below its zone, an underbuilt lot with unused capacity, an absentee owner who has held for decades — scattered across hundreds of thousands of public records that no investor has time to read one by one.
Finding them has traditionally meant manual research: pulling appraisal district records, cross-referencing zoning, and tracing ownership by hand. PlotCipher was built to do that work at county scale — turning the same public data a diligent analyst would use into a ranked, evidence-backed queue of parcels worth a closer look.
How the platform works
PlotCipher ingests Dallas County Appraisal District records, county deed transfers, municipal zoning databases, and ZIP-level market metrics from sold listings. Every parcel is scored against comparable transactions, its current versus permitted use, and ownership signals derived from public records.
The result is a ranked list of parcels where the data suggests a gap between current pricing and underlying potential — a prioritized research queue, not a prediction. From there the platform surfaces the comparable sales, zoning capacity, and owner details behind each score, so the reasoning is always inspectable.
